For Jan, the first step is a marketing plan. Jan likes to review how to exposure their property to the public as well as to other real estate agents through a Multiple Listing Service, other cooperative marketing networks, open houses for agents, and so on. In many markets, a substantial portion of real estate sales are cooperative sales; that is, typically agents other than the listings agent represent about 80% of Buyers. We encourage all agents to show the home giving it the maximum exposure.
One of the strongest advertisement methods today is internet presence. Jan has all his listings with professional pictures and virtual tours if needed on the internet to give prospective Buyers a chance to view all the aspects of the home before even seeing the home in person. With Jan being an agent with RE/MAX Cinco Ranch he takes the opportunity to let everyone in his office know about his listings that that in itself has over 70 agents thinking of matching up the listing with Buyers they are working with. Jan also uses Social Media to market his homes through his network of friends and current and past clients.
Discussing the Listing price of the home!
When Jan meets with his prospective clients he comes prepared with a detailed analysis of the specific market conditions in the area the home is located. He does an analysis of Active homes, which gives the clients an idea of what their competition will be when they list their home. Then, he also reviews the recently sold homes, which is even more accurate of determining where the home should be priced. Additionally, Jan utilizes some special training he has taken in applying appraisal formulas in comparing sold homes with the amenities of the client’s home. This gives the clients an even more accurate range of where the home should be priced.
Then, where the home should be priced within the range of the market is determined by the condition of the home, is the home ready to put on the market immediately, or there are conditions that need improvement to get the home ready to show, etc. Jan will make recommendations of what needs to be done if he sees that the home needs improvements or the home will not be easily marketable.
When Jan markets a home, he lists the property with a highly regarded Showing Service called Centralized Showing. This company handles the listings for the majority of listings in the Houston Association of Realtors. When an agent wants to show the home, they have to call and make an appointment with this showing service and they give them specific instructions of how to enter the home, and other important items that Jan shares with them. Jan gets all the details of this from the clients when they decide to list the home. Additionally, the clients receive phone calls, text messages, and/or e-mails of notifications when the property is going to be shown and the feedback that is given by the agent about how the prospective Buyers liked the home.
Negotiating the final sales price
When Jan receives an offer on a clients’ home he is going to immediately send it to the client or take it to the client based on their preference. Before they discuss the specifics of the offer, Jan is going to review all pages of the offer in a quiet location and prepare recommendations to his clients on every part of the offer that he recommends a counter offer be made. Jan then meets with his clients and they mutually agree on their response and Jan will then communicate this to the other agent. This process sometimes is easy, but many times goes back and forth until all parties are in agreement.
Once there is an executed contract, the Buyer will be doing inspections, and two major entities will be working behind the scenes. The Title Company will be working hard to make sure they are issuing a clear title to the Buyer and the Buyer’s lender will be working to get all the information they need to give final approval to the Buyers to purchase the home. Jan will at all times be on top of this process.
